Ask which licence and authorization apply to your proposed management work, then verify the individual or brokerage through the official route. For a rental property, Alberta's residential-tenancy resources are a useful starting point for questions to put to the manager. A condominium board needs a separate discussion about its own management requirements.
Agree on delegated decisions
Ask who approves repairs, how emergency spending is reported and which contractors may be used. Have the manager explain rent collection, owner statements, document retention and the process for returning records when the contract ends. If leasing is included, discuss advertising, applicant handling and who signs documents. Avoid assuming that a management fee covers major projects, dispute work or after-hours attendance unless those services appear in the contract.
