Show the painter damaged areas, existing finishes and any recurring stains. Ask which repairs are included and which need another professional's assessment before painting. Health Canada has specific guidance about older lead-based paint; raise that question with the contractor before preparation on older coatings is priced. The point is to establish an appropriate professional assessment, not to choose a removal method from an online description. A new topcoat should not stand in for investigating a recurring substrate problem.

Agree on preparation and acceptance

Request the quoted products, sheen and surfaces in writing, with a clear explanation of what preparation is included. Ask how colour samples are approved under the room's actual lighting and how coverage will be judged at completion. Protection of floors, furniture and fixtures, moving items and cleanup should be assigned. Discuss access and room handover with the contractor. For exterior work, clarify how repairs, adjacent landscaping and later touch-ups sit within the agreement rather than assuming they are included.
